More families moved to Mawlamyine, the capital of Mon State, escaping from conflict

As gradual military conflicts between the military junta, SAC, and the Karen National Liberation Army (KNLA) in combination with the People’s Defense Forces (PDF) have intensified in Ye Township, southern Mon State, the village and town residents who can afford to buy gardens and houses, have moved and relocated to Mawlamyine city, the capital of Mon State.

On June 25, during the military conflict has been escalating in Ye Township, and, there was a fierce battle between the Burmese Army and the joint forces of KNLA and PDF in Hnitkayin village, thousands of residents fled from natives to seek safety as the military junta launched air attacks over civilians.

According to a person who relocated from Ye Township, the escalating military conflicts prompted them to move to Mawlamyine for safety and business opportunities.

“Currently, the areas on the Ye and Bilin sides have transformed into revolutionary zones. With the issuance of 144 orders, the conflict is expected to worsen. Those who can afford (to buy houses and gardens) are avoiding the conflict”, he said.

According to real estate agents, the real estate market in Mawlamyine is flourishing due to an influx of people moving into Mawlamyine Township.

“Recently, there has been a steady stream of house transactions in Myine Thar Yar quarters’ neighborhood, and along Mawlamyine lower road. Most of the buyers come from the Mawkanin and Lamaing areas of Ye township, as well as villages, southern Ye town,” said a real estate agent from Mawlamyine.

According to real estate agents, the prices of Mawlamyine’s real estate have also increased due to an influx of people moving in.

In addition, there is an increasing number of people renting houses in Mawlamyine, which has also led to a rise in house rental prices.

Currently, a 40 x 60 feet plot of land in Mawlamyine Township is priced at a minimum of 50 million Kyat. In densely populated areas and locations near the main road, the price of a 40 x 60 plot of land exceeds 100 Million Kyat.
